- Assessment of annual maintenance charges
- Our own 'in-house' bookkeeping and accounts; keeping and storing full and complete file records
- Insurance, audit and accounts certificate
- Distribution of annual accounts to the lessees and reporting to lessor, dealing with audit enquiries and making Records available for inspection by the lessees
- Periodic inspections and review of maintenance schedules
- Monitoring service contracts
- Arrears collection, demand notes, administration or receipts and banking (including reconciliation)
- Dealing with lessees’ enquiries
- Responding to solicitors enquiries
- Issuing Notices under Landlord & Tenant Acts
- Periodic renewal of fire certificates
- Enforcement of covenants
- Making sure buildings are properly and adequately insured
- Preparing annual service charge budgets and maintain financial record
- Offering systematic management methods based on our experience of managing a wide range of properties
Fees are charged on a ‘per flat/house’ basis with no set up fees or hidden extras.
